The developer quotes a rate from about ₹36,500 per sq ft. At that rate, the smaller home costs about ₹18 crore. Some listing sites show a higher rate of about ₹42,000 per sq ft, which puts the same homes at ₹20.7 crore to ₹23.9 crore. Ask which rate is current for your floor.

Detailed floor plans are shared with registered buyers and appear in the approved plan on the RERA record. Ask for the plan of the exact unit, with carpet area, balcony area and the direction it faces.
How the buildings and podium are arranged.
The plot is about 1.44 acres (5,830 sq m) at Plot No. 1, Sector 94. The two towers share a podium and three basement levels. The lower floors are used for the lobby, services and club.
The RERA record also shows a retail block, called the Emporium, with 188 shops. Ask where its entry is placed compared with the residential lobby.

The second list is not confirmed by the developer. Ask for the final amenity list with the floor and area for each item.
Sector 94 sits on the Noida Expressway side, next to the Delhi border.
Sector 94 is in Gautam Buddha Nagar district. It has direct access to the Noida-Greater Noida Expressway, and the DND Flyway is close, which makes the drive to South Delhi short.

M3M India is the developer and builder. The Gurugram-based group has built many large residential and commercial projects in the Delhi NCR region, and it also built the first Trump Towers in Gurugram.
Tribeca Developers, led by Kalpesh Mehta, holds the licence for the Trump name in India and works on design, marketing and quality standards with the partner.
